A Growing County Seat East of Decatur

Monticello sits in East Central Illinois between Decatur and Champaign, and it is the eastern edge of the area where we work as concrete contractors. Monticello became a town on July 1, 1837, named after Thomas Jefferson's home, and it has been the Piatt County seat since 1841. Unlike many towns nearby, it is still growing. The population went from 4,549 in 1990 to 5,138 in 2000, 5,548 in 2010 and 5,941 in 2020. Housing units rose from 2,226 in 2000 to 2,591 in 2020. That mix of old and new homes means we see every kind of concrete project here.

Two kinds of homes, two kinds of jobs

Older homes near the square. The present Piatt County courthouse was completed in 1904, and Monticello had 1,982 residents by 1900, so the older blocks hold houses built long before today's mixes and methods. Their concrete tends to be worn: steps that have lost their surface, walks lifted by roots, and narrow drives to a garage in back.

Newer homes on the edges. The 365 housing units added between 2000 and 2020 brought attached garages, wider driveways and plain builder patios. Owners of these homes are more likely to add or expand than replace.

Patios worth sitting on

Monticello's newer homes are prime ground for Concrete Patios and Stamped Concrete. A plain broom-finish slab is durable and slip resistant. Stamped work adds color and a pattern like slate or flagstone. Either way, we compact the base, set the slope away from the house and cut control joints before the slab can crack on its own. Stamped patios get a sealer and need fresh coats every few years.

Driveways, aprons and garage slabs

With a homeowner vacancy rate of 2.5% in 2020, Monticello's houses tend to stay occupied, and their driveways get used every day. Our Concrete Driveways service covers full replacements, widening and new aprons. When a garage floor or a shed base is the problem, Garage & Shed Slabs are poured with thicker edges under walls and a compacted base. Before scheduling any work at the street, we check with the City of Monticello about whether a permit is required.

Near Allerton Park

Robert Allerton Park, owned by the University of Illinois, lies just outside Monticello to the southwest and covers about 1,500 acres of woodland and prairie. Its Allerton Natural Area was named a National Natural Landmark in 1970. Wooded lots near town bring their own concrete issues. Tree roots lift walks and driveway edges, and shade keeps slabs damp longer, which can lead to moss and a slick surface. When we replace a slab near large trees, we talk through root barriers or rerouting a walk, and a broom finish helps with traction on shaded concrete.

Fixing what is there

Not every Monticello job is new work. Sidewalks & Steps covers front walks and stoops on older homes, with even risers and a firm landing. Concrete Repair & Replacement handles single bad sections, like a cracked apron or a sunken step, without tearing out sound concrete next to it. We give you a straight answer about which approach fits.

Weather to plan for

Central Illinois winters are hard on concrete. Decatur's 1991 to 2020 normals show a January average low of 19.7°F and about 13.6 inches of snow a year, and Monticello sees similar weather. We pour air-entrained concrete for every outdoor slab, cure it properly, and ask you to avoid deicing salt on new concrete the first winter.

Monticello Questions

Do you work in Monticello's newer subdivisions?

Yes. Patios, stamped concrete, driveway widening and shed slabs are common requests on newer Monticello homes.

Tree roots lifted my driveway edge. What can be done?

We can cut out the lifted section, remove or trim roots where it is safe for the tree, and pour a new section on a compacted base. In some spots, a root barrier or a rerouted walk is the better long-term fix.

Does Monticello require a permit for a driveway apron?

Work at the street can need city approval. We check with the City of Monticello for your address before we schedule.
